The piece of land which the current Goldenhill Park Condominium is sitting was formerly occupied by an old condominium called Goldenhill Condominium. The condominium was developed by Far East Organisation. It consisted of 7 blocks of 4 storey walk-up masionettes with Clubhouse, Swimming Pool & Squash Courts. There were a total of 95 units.
The old condominium gave its first shot at enbloc sale sometime in 1997/98 but that failed. It failed to achieve 100% approval, which was the requirement then to effect an enbloc sale. However, 90 out of the 95 units were agreeable to sell enbloc. The case was brought to the court of law but the 90 owners lost the case.
As an alternative, the 90 owners thought of re-development by themselves but were forced to abandoned it because of the many defects & problems faced. The problems they faced were :-
- Water seepage that caused soil movement resulted in floor cracks
- Roof leakage in all blocks
- Swimming pool leakage which result in excessive water bills
- External walls cracks were also appearing.
The retrofitting costs estimated were very high, which was a burden to all residents.
In 1999, they re-activated the enbloc sale as they were expecting a change in the legislation. By end 1999, the good news arrived and they only needed 80% agreement to enforce an enbloc sale. The owners managed to get more than 90% consensus. This time they were well prepared with the necessary documentation. Once the legislation changed, they took immediate action to effect the enbloc sale, including calling of tenders.
By March 2000, the owners moved out of the old condominium. This piece of land was awarded to City Developments Ltd. for future development. Plot ratio was changed and it allowed the developer to build up to 20 storeys high.
